Information about your rent and service charge increases for 2026/27
You’ll soon receive a letter from us explaining that our rents and service charges will be increasing from April 2026.
We understand that changes to your outgoings can put added pressure on your household budget. Our own costs for delivering services have gone up again over the last year. As a not‑for‑profit organisation, every pound of rent we receive we reinvest back into your homes and services.
Over the last financial year 2024/25, we’ve spent:
- £5.2m on upgrading kitchens and bathrooms
- £48.4m on general and major repairs
Your rent covers more than just your home. It helps fund essential services such as repairs, maintenance, and safety checks, as well as long‑term investment in homes, neighbourhoods, and local communities.
We’re continuing to invest in making your homes even better places to live:
- We’re planning to spend £144.9m on repairs and maintenance to your homes and communal areas over the next three years, and;
- We’ll invest £5.2m over the next year to address any issues of damp, mould and condensation in your homes
Does this increase apply to me?
Yes, if you’re one of our social rent customers this increase applies to you, and you’ll soon receive a letter explaining the changes.
No, if you’re one of our market rent customers your rent is set at market value so this increase doesn’t apply to you.
No, if you’re one of our rent to buy customers this increase doesn’t apply to you because you signed up to pay a fixed monthly rate when you started your lease.
Yes, if you’re one of our Shared Ownership customers this increase applies to you and you’ll soon receive a letter explaining the changes.
Yes, if you’re a Leaseholder with us the increase in service charges applies to you and you’ll soon receive a letter explaining the increase.
Yes, if you’re renting a garage from us this increase applies to you and you’ll soon receive a letter explaining the changes.

You'll soon be receiving a letter from us explaining this rent and service charge increase. You can find all the letters we send out to customers on our letters page. You can then use Recite Me, our online accessibility tool, to translate your letter into your chosen language or access it in formats such as screen reading and audio.

Our Financial Inclusion team is on hand to give you advice and tips on managing your money, budget, and help you claim extra money and benefits you could be entitled to. Last year, we helped customers claim £2.4 million in extra income.
