Awaab’s Law – what you can expect from us
On 27 October 2025, a new law called Awaab’s Law came into effect.
We’re ready and we’re meeting all the requirements. Your safety and wellbeing are our absolute priority because everyone deserves a home that’s warm, safe, and free from hazards.
What is Awaab’s Law?
Awaab’s Law is part of the Social Housing (Regulation) Act 2023. It gives you stronger rights and sets strict deadlines for landlords to fix serious hazards, including damp and mould.
Here’s what happens if you report a hazard in your home:
- Emergency hazards will be made safe within 24 hours.
- Significant hazards will be:
- Investigated within 10 working days
- Findings shared with you within 3 working days
- Urgent repairs started within 5 working days
- Further work completed as soon as possible and no later than 12 weeks
- If we can’t make your home safe within these timeframes, we’ll provide temporary accommodation at no cost to you.
Future phases of Awaab’s Law, starting in 2026, will cover more hazards like excess cold or heat, fire risks, and structural faults.
What One Manchester's doing
We’ve been preparing for Awaab’s Law for a long time. We've focused on improving our repairs service, and our approach to tackling damp, mould and condensation, and investing in proactive measures like insulation, ventilation, and heating upgrades to prevent damp and mould before it starts.
We've also put in place:
- Extra resources: Stronger teams, more training and stronger partnerships for faster repairs.
- Dedicated triage process: Where urgent issues are prioritised immediately and individual circumstances affecting repair risk are taken into account.
- Smarter systems: Upgraded diagnosis and booking systems to make sure every repair is monitored, tracked, and all deadlines are met.
What you can do
You also play an important role in keeping your home safe by:
- Reporting emergencies immediately – If you see mould, damp, leaks, or anything that could cause harm, call us 24/7 on 0330 355 1000.
- Report other issues early – Use our online repairs booking service or call 0330 355 1000.
- Keep notes and photos – It helps us diagnose and act quickly.
- Allow access for inspections and repairs – We’ll always show ID before entering.
- Tell us if anyone in your home is vulnerable – Young children, older relatives, or health conditions help us prioritise your case.
