If you meet the criteria, you can claim up to £500 a year for essential repairs or replacements related to your water, gas or electricity supply.
This includes:

- Repairs to drainage and heating systems
- Work on gas and electricity setups
This doesn't include:
- Installing other fixtures like kitchen cabinets or fittings like beds and sofas
- Installing applicants that use your gas, electricity or water supplies, such as ovens or washing machines.
- Repairs covered by the building warranty or any other guarantee
Making a claim
To make a claim, the work must be carried out by a TrustMark-registered tradesperson. TrustMark is a Government-endorsed scheme that helps you find reliable professionals.
How to make a claim
To claim your allowance, download and complete our Shared Ownership Repairs Claim Form and send the completed form to commercial@onemanchester.co.uk
Once we receive your form, we’ll check if the repair is covered and get back to you within ten working days.
We might need to:
- Contact your chosen contractors
- Confirm the cost of the work
Important: We can only process your claim once the repair work is complete. Any costs over your allowance, or general repairs and maintenance, are your responsibility.
Frequently asked questions
You can claim for up to 10 years from when your home was built. If you don’t use the full £500 in a year, up to one year’s unused allowance can roll over to the next year.
Here’s an example:
| Year | Repairs allowance | Claimed | Rolled over |
|---|---|---|---|
| 1 | £500 | £0 | £500 |
| 2 | £1000 | £750 | £250 |
| 3 | £750 | £0 | £500 |
If your repair costs go over your allowance, or if your 10-year period has ended, you’ll need to cover the extra costs yourself.
If you sell your home, the remaining repairs allowance will transfer to the new owner - unless they buy the home outright.
