We are currently accepting expressions of interest from Community Organisations, Charities and Social Enterprises who are interested in occupying vacant space in one of our buildings. We will consider requests for discounted rent from prospective tenants who can keep the premises maintained and use it to benefit the community.
The available space is located on the ground floor of a house that has been converted into individual apartments. It is made up of three large individual rooms and accessible by a community entrance. You can enter the building via stairs or the level entrance.

We have made some allowance for alterations and refurbishment before any tenancy agreements.
Please note that the building will not be ready for occupation until approximately winter 2018.

We will seek to develop a lease or licence agreement in negotiation with the preferred provider. We are open to an initial term of up to 5 years with potential for renewal if there is a business case. We aren't looking for ad hoc or short term uses.
We will be responsible for external and structural repairs and maintenance, and required safety checks (e.g. annual gas check).
You will be responsible for maintaining the inside of the building to a suitable standard and making arrangements for care taking and cleaning, as well as health and safety checks (e.g. fire alarm checks).

The UK definition of Social Enterprise is "Businesses with primarily social objectives who surpluses are principally reinvested for that purpose in the business or in the community, rather than being driven by the need to maximise profit for shareholders and owners".
If you meet our essential criteria, we will assess and score expressions of interest relating to the following criteria:
