The information below details who is responsible for the repairs in your home, whether that be you or One Manchester.

Carry out annual gas safety check in your property. Yes   This is a legal requirement and failure to allow access may result in us taking legal action against your tenancy.
Cleaning and testing of smoke alarms and carbon monoxide detectors other than at gas servicing.   Yes  
The servicing of any gas appliances not owned by us to make sure they are maintained in a safe working condition.   Yes Any person carrying out any work in relation to gas appliances must be Gas Safe registered.
No heating or hot water and other boiler repairs. Yes   We will ask you to take reasonable steps to relight pilot lights/reset heating controls and boiler pressure before we send anyone out. You must also make sure you have credit if you have a prepayment meter.
Bleeding radiators.   Yes  
The removal and replacement of radiators whilst decorating.   Yes  
The renewal of fire fronts if painted or damaged.   Yes  
The clearing of small blockages from sinks, showers, basins, baths and toilets.   Yes We will only attend to a blockage if you have taken the necessary steps to try and clear the blockage yourself and it cannot be dislodged. It is your responsibility to keep waste pipes free from solids and other materials.
The replacement of plugs and chains to sinks, basins and baths.   Yes  
The replacement of tap washers. Yes    
Sealant including baths, basins, sinks and showers. Yes    
Repairing leaks. Yes    
The fitting of pipe work, connection and plumbing of dishwashers.   Yes This must be carried out by a qualified tradesperson.
The connection and plumbing of washing machines.   Yes  
Tumble drier installation and vents.   Yes This needs our permission before work commences and must be carried out by a competent tradesperson.
The provision and installation of cookers.   Yes This must be carried out by a qualified tradesperson.
The replacement of toilet seats and lids.   Yes

Carry out periodic electrical safety test. Yes   This is a legal requirement and failure to allow access will result in legal action against your tenancy.
Electrical safety check following customer alterations or use of faulty appliances.   Yes This must be carried out by a qualified electrician.
The supply and repair of telephone points, TV sockets, aerials and satellite dishes including the removal for repair.   Yes We are responsible for communal area repairs.
Replacing light bulbs and fluorescent tubes including low energy light bulbs.   Yes Bathroom light bulbs can be bought from our Customer Service centre or bought and fitted by our Handyman Service.
Fuses and starters.   Yes

Additional sockets and power sources.   Yes This must be carried out by a qualified electrician.

The plastering of small cracks, small holes and shrinkage (new builds) on the internal walls/ceilings of the property.   Yes  
Tile grouting.   Yes We will consider re-grouting your tiles if needed due to general wear and tear. However, we will not grout tiles due to mould and mildew or cosmetic reasons.

The replacement of lost or damaged keys and fobs, and the replacement of locks caused by the loss of keys.   Yes If the door lock is faulty we will repair it. If your fob/keys are stolen and you provide a crime reference number we will replace.
The provision of additional keys to the property.   Yes  
The replacement of internal and external doors damaged due to reasonable wear and tear. Yes    
External glazing in doors and windows including board ups. Yes   If this repair is needed as a result of a crime and you provide a crime reference number we will do these repairs.
Internal door adjustment after carpet/floor fitting.   Yes

Replacing kitchen unit handles, knobs, edging, catches and child locks.   Yes  
Replacing faulty kitchen hinges. Yes

Alteration of kitchen units to fit appliances such as cookers and fridge/freezers.   Yes All alterations need our prior written approval. Remember to measure the available space in your property before buying appliances.

Repairs to existing fencing, gates, hinges, catches and latches.   Yes We will make fencing safe if it is in a dangerous condition. Fencing is usually carried out as part of Improvement Programme works.
